TOWN PLANNING REPORT
Hemsley Planning has provided an independent town planning report on the proposed development.

Key take aways:
"The proposal is 6.5-7 storeys. The ceiling height is more than sufficient for mezzaine levels to be installed as is typical practice in most grocery stores." (page 8)
"A six storey development would be expected to have an overall height of 18.5m whereas the proposal is 22.60m." (page 8)
"The proposal delivers the minimum required levels of housing diversity" (page 9)
"Expected community benefits outcomes do not appear to have been set by the community (page 10)
Pages 12 - 19 set out extent proposal meets or deviates from design guidelines.
TRAFFIC PEER REVIEW
Urbii has provided MHAG with a Traffic Engineering Peer Review on the traffic assessment conduct by Australian Development Capital.

Key take aways:
"The very high forecast turnover of onstreet parking on Manning Street will also reduce the amenity of the street and contradict the design intent of the development." (page 11)
".. the bus stop embayment should be removed to create increased verge space for the street." (page 12)
"Footpaths are relatively narrow. Landscaping is blocking travel along verges on some streets. The footpath is set right against the road with no off-set. This reduces the comfort and safety of pedestrians walking to and from the proposed development." (page 12)
